Analysis

we can observe that the average housing prices have steadily increased since 2009, except for a slight decline in 2008. Comparing the individual wards with the overall average house price, it can be noted that the prices are higher in wards such as Chorlton, Priory, and Whalley Range, especially Chorlton. These wards are located near Media City. Wards with prices lower than the overall average are found in the vicinity of the city centre, such as Gorton North. Compared to the Ordsall ward, which is in the centre of Media City, the city centre ward has larger price fluctuations and a faster price increase. In general, the wards southwest of Media City have relatively stable prices and are generally higher than the average house price in the entire Manchester centre, while the eastern and northern parts of the city centre experience larger price fluctuations and are mostly below the average level.
